What is a Wales Occupation Contract Template?

A Wales Occupation Contract is the legal agreement used for residential lettings in Wales. It replaced the old AST-based system for new Welsh tenancies when the Renting Homes (Wales) Act 2016 came into force on 1 December 2022.

In Wales, tenants are called contract-holders. Private landlords will usually use a Standard Occupation Contract, while local authorities and housing associations more commonly use Secure Occupation Contracts.

If you are looking for a tenancy agreement for a property in Wales, this is the correct legal framework. An English AST should not be used for a Welsh property.
